Southern Management Company is a wholly owned subsidiary of ABM Industries, Incorporated. Southern Management Company in Chattanooga, TN currently has an opening for Project Manager. The Project Manager position will include a comprehensive benefits package, including 401K, vacation and stock purchase plan. Qualified candidates must be well organized, have great communication skills and previous management experience. Candidate will be responsible for interfacing with all facets of management, internal and external as well as maintaining a daily relationship with the following: Customers Southern Management/ ABM Branch, District and Project Managers Southern Management/ ABM Administrative Staff Southern Management/ ABM hourly associates (all shifts) Vendors Job Summary of Project Manager Supervises the servicing of assigned accounts to conform to direct cost budgets, quality standards and customer satisfaction. o Must accurately manage supplies and labor. Plans, organizes, and controls the activities within a specified geographical area. Ensures conformation to all cleaning specifications and any other specifications as required by the customer contracts. Focuses on customer satisfaction/retention and works to add new accounts. Hires, trains and supervises hourly staff. Trains hourly staff on and adheres to all Safety and HR policies of the Company. Reports directly to the District Manager. The Project Manager will be responsible for ensuring that supplies and equipment are ready, adequate and in safe working condition for daily assignments and that the required numbers of team members are working any given shift. Daily on-site operations Conducts regular inspections of buildings with the supervisor. Follows through on corrective action to satisfactorily resolve any customer complaints and reports repetitive issues/ problems to the District Manager. Develops and maintains account retention and implements excellent quality control throughout all assigned accounts. Reviews and controls manpower supplies and equipment for assigned accounts to assure conformance with standards and Southern Management policies and procedures. Inspects all assigned accounts and visits customers as frequently as possible. Proactive customer service is a Priority for this position. Initiates and controls complete day and night operations throughout assigned area. Inspects and maintains all equipment on a weekly basis and submits to the District Manager office for repair if necessary. Maintains a complete inventory and develops purchasing schedule to ensure accounts are completely stocked as specified in client contract Conducts on-site reviews/ inspections, reviews payroll records and extra billing work implemented by supervisors to assure the operation, billing and cost control is strictly adhered to. Conducts quality and safety control inspections throughout assigned area of responsibility. The Project Manager brings to the attention of the District Manager or Branch Manager any opportunities or potential failures in the account relationship in a timely manner to ensure retention of the business. Communication Develops work schedules, instructs and trains supervisors and/or cleaning personnel in the proper use of equipment, materials and chemicals. Assigns personnel to areas within the accounts. Assists the supervisors in work loading accounts to assure performance to specifications and extra work orders. Participates in and coordinates job start-ups with the Operations and District Manager. Maintains a close relationship with contract clients to provide a means of company contact. Follows through with any requests that clients may have to guarantee our quality of work and output. Keeps customer informed of any additional services Company provides and offers Company services regarding tag work needed by customer. Works with Branch Management to ensure proper Safety and HR training has been provided for all employees. Maintains on-the-job-safety through proper training techniques. The Project Manager reviews budgets, costs, chargebacks, and inventory control records daily to ensure that labor and supplies are within budget while delivering exceptional customer service. Administrative Responsible for hiring, promoting, disciplining and discharging personnel according to Company policies and procedures. Monitors payroll records daily for employees within defined geographic area. Reviews labor and supply budgets to insure adherence. Generates complete and accurate time records for payroll on all employees assigned to specific sites. Other Administrative Reports as required. Minimum Qualifications Education High School Diploma or equivalent Experience The Project Manager should have at least two years of janitorial operational experience in managing hourly personnel in customer-focused environment operated on a 24/7 basis. Skills The Project Manager position requires the following: o Fluent English (read/write) o Operational skills to ensure customer accounts are cleaned and maintained according to contract specifications, including accurate management of labor and supplies. o Leadership skills to include hiring, training and supervising hourly personnel. o Communication and interpersonal skills to include management of difficult personnel problems while maintaining customer confidence. o Customer Service skills to include selling services and enhancing customer retention. o Administrative skills to include analysis of labor, supplies, timesheets, customer reports and any other reporting requirements.
